Sell your business: create a listing in 5 steps
How to put your business up for sale on Sitavo: the five steps of the listing guide, price and offer format, visibility, documents and what happens next.
6 min readUpdated
Selling a business starts with a listing. On Sitavo it is free to put a business up for sale, and there is no limit on how many listings you can have. Go to Create listing — all you need is an account with a confirmed email address. The guide has five steps: Method, Details, Content, Price and Review. Everything is saved automatically as a draft under My listings, and nothing is published until you tap Publish listing yourself.
Before you start
- Accounts for the last 1–3 years — or the CVR number, so Sitavo can fetch the figures for you.
- A short explanation of how the business makes money and why you are selling.
- Good images: premises, products or screenshots of the website and its analytics.
- An idea of the price. If you are unsure, use the value calculator and price estimate, or read the seller guide chapter on valuation.
- What is included: domain, stock, equipment, customer list, lease, employees.
Step 1: Choose how to create the listing
Every method leads to the same listing — you simply choose how much help you want. If you have a draft in progress, you can continue it from here.
- Use AI: describe the business in your own words. Sitavo’s AI asks follow-up questions and fills in the listing. You can also copy a prompt into your own ChatGPT or Claude, or connect your AI to Sitavo so it adds the listing as a draft.
- Import from website or CVR: we read the text on your website, fetch details and up to five years of accounts from the Danish CVR register and write a proposal. You approve everything, and the CVR number is never shown on the listing.
- Fill in yourself: go straight to the form with full control over every field.
Step 2: Details
Here you choose the listing type: sell the whole business, sell a stake and find a co-owner, look for an investor or lease out the operation (business lease). Then the category and subcategory, a title (5–100 characters), a short description for the listing card (20–200 characters), the year founded, the location and whether the business can be moved. Digital businesses also add their web address, platform, language and market.
Step 3: Content, images and documents
- Full description (50–5,000 characters): business model, customers, operations, history and the reason for selling. The writing assistant can suggest a tighter or more factual version — nothing changes until you choose it.
- Tell buyers more: optional sections on the market, the ideal buyer, the handover and highlights, plus technology and operations.
- Images: up to 10 in PNG, JPG or WebP. Choose a cover image — it is what buyers see in the list. You can also add a video from YouTube, Vimeo or Loom.
- Documents: accounts, reports and statements in PDF, Excel, CSV or Word go into the private data room. Mark the accounts so buyers with access can download them straight from the listing.
Step 4: Figures, price and offer format
Annual revenue and profit are required (enter 0 if the business is not yet profitable). If you fetch the accounts from CVR, buyers see the official figures next to your own. You can show revenue and profit as a range (e.g. DKK 1–5 million) and add employees, owner’s salary, EBITDA and several years of accounts. See the guidelines for how figures should be stated.
| Price format | How it works |
|---|---|
| Fixed price | The buyer can buy directly at your asking price and start the deal straight away. |
| Open to offers | The asking price is a starting point, and buyers make offers at any time. You can set a minimum offer — offers below it are declined automatically. |
| Price not disclosed | The listing shows “Price not disclosed — make an offer”. You can enter a hidden price that is only used for your own price indicator. |
| Bidding round | Offers with a fixed deadline. Offers in the final minutes extend the deadline, and you choose which offer to accept. |
| Auction | Binding, public bids with a starting bid, bid increment and an optional hidden reserve price. See Bidding rounds and auctions. |
Under Price and terms you also choose what is included, whether stock and equipment are part of the price, how long you will support the buyer after the handover, and whether part of the price can be paid over time (seller financing). If you say yes, you can propose instalment terms that buyers see on the listing.
Step 5: Visibility, deal format and publishing
- Who may see the details? Public, verified buyers only, or only buyers with an approved NDA. See Visibility and NDAs for sellers.
- How should the deal work? “Quick deal” (default): accepted offer → you both confirm the agreement → payment → handover. Or “With letter of intent”, where you both accept price, terms and any exclusivity first.
- Documents for a deal: choose “Use Sitavo’s agreements”, and the purchase agreement, asset list and transfer declaration are filled in free of charge with the deal’s details. You can also add your own PDF documents, which the buyer must open and accept before the agreement can be confirmed.
- Should your identity be hidden? Open sale, discreet sale or “Market test”.
- SEO title and meta description: what buyers see in Google. If you leave them empty, Sitavo writes them from the listing.
Finally you see a full review and a list of anything missing. You can always move on with Next step and fill in the rest later. Confirm that the details are correct, accept the terms of trade and tap Publish listing — or Save as draft.
After you publish
- At times Sitavo reviews new listings before they go live. The listing then shows as “Pending review”, and you can edit it in the meantime.
- The listing is active for 90 days and automatically gets a “New” badge for the first 14 days. You can extend it — see Manage your listing.
- As a new seller you can activate a free trial of Premium for 14 days on one listing. If you want to reach more buyers afterwards, you can choose a listing package.
- Buyers write to you, request NDAs and make offers. You are notified in the bell and by email. See Receive offers for your business.
- You can create a sales prospectus as a PDF from the listing and add it to the data room for buyers with access.
Physical or digital business?
Buyers of a shop, restaurant or trade business ask above all about the lease, rent, licences, staff and equipment. Buyers of a webshop or SaaS look at traffic sources, churn, platform and technology. Answer your buyer’s first questions up front — and only hold back what could reveal the business. More advice in the seller guide chapter on sales materials.
