These terms apply to all use of sitavo.dk and to your account. When you create an account, publish a listing or make an offer, you accept the terms. The processing of personal data is described in our privacy policy, the use of cookies in the cookie policy, and the rules for listings in the guidelines. They form part of these terms.
Sitavo is an intermediary — we are not a party to the deal
Sitavo is a platform where buyers and sellers can find each other, exchange information, make offers and manage a deal process. The deal itself is concluded directly between the buyer and the seller. Sitavo is not a seller, buyer, broker, agent or adviser for either party and does not assume the parties’ obligations.
- We do not own, control or guarantee the projects that are listed.
- We do not verify figures for revenue, profit, traffic or other information in listings unless this is expressly stated. A “Verified” badge only means that the user’s identity or business has been checked — automatically via Stripe Identity (passport or driving licence) or the CVR register, or manually by us — not that the figures in the listing have been checked. The badge is removed if the check expires or no longer matches.
- It is your own responsibility to examine a project thoroughly (due diligence) before you enter into a deal, and to obtain the advice you need.
- Sitavo does not broker real property; if a deal includes real property, you must use a registered estate agent or a lawyer.
Your account
- You must be at least 18 years old and of legal capacity to create an account. If you create the account on behalf of a business, you confirm that you are authorised to bind the business.
- The information about you must be correct and kept up to date. Business accounts must provide a valid CVR number. Whether you trade as a private individual or as a business is shown on your listings (“Private seller” or “Business”).
- You may only have one personal account and may not transfer it to others.
- You are responsible for everything that happens through your account. Keep your password secret, and preferably enable two-factor authentication (2FA) under Security.
- If you suspect misuse of your account, you must change your password immediately and contact us.
- If you connect another service to your account (e.g. ChatGPT or Claude), the service acts with the permissions you give it. What it does on your behalf is your responsibility, just as if you had done it yourself. You can remove the connection at any time under Settings.
You can delete your account at any time under Settings. See the section “Termination and deletion” below.
Listings
As a seller, you are responsible for ensuring that your listing is true, complete and not misleading, and that you have the right to sell what you list — including domains, code, content, trademarks, customer data and accounts. The listing must comply with our listing guidelines.
- A listing is active for 90 days from publication and can be extended by 30 days at a time. Expired listings are hidden but can be extended again.
- We may review listings before or after publication and may reject, hide or remove a listing that violates these terms or the guidelines. New and edited listings are checked automatically (rules and possibly AI), but the decision to reject or remove is always made by a member of staff. You will be notified with a reason and a link to appeal. How we moderate is described in the guidelines.
- When a project has been sold — via Sitavo or elsewhere — you must mark the listing as sold or take it down.
- You grant Sitavo a non-exclusive, royalty-free right to display, reproduce and adapt the content of the listing (e.g. image formats and crops) on sitavo.dk and in marketing of the listing, for as long as the listing is public.
How listings are ranked
- On the marketplace you choose the sorting yourself: newest (publication date, default), price low–high or high–low, revenue or most viewed (number of views). Listings with a hidden price or figures behind an NDA come last when sorting by price or revenue. Your filters (category, region, price etc.) determine which listings are shown.
- Paid featuring affects the order: up to 3 featured listings matching your search are shown at the top of each page and are labelled “Featured”. If there are more featured listings than places, they share the places so that the listing shown least that day comes first. Places on the front page and in the newsletter are also paid and are allocated in the same way.
- Our network: while a listing is featured (with a listing package or featured placement), it may also be shown in Sitavo's network of look-up sites (including DanskAdresseAPI) next to look-ups that match the listing's industry or area. The same information as on the marketplace is shown — title, category, location, price, image and any revenue — and the listing is labelled “Ad”. Discreet and private listings are not shown in the network. Premium is shown twice as often as Visible, and the places are shared by the same rules as above.
- Apart from featuring, nobody can pay for a better position, and Sitavo treats all sellers — private individuals and businesses — according to the same rules.
Data about your listings
- As a seller you can see data about your listings: views, where visitors come from (sources), messages, NDA requests and offers.
- Sitavo has access to the same data and uses it to run and improve the marketplace, for statistics and to prevent abuse.
- Data about your listings is not shared with other sellers. Other sellers only see aggregate figures for a whole category (e.g. the number of featured listings and traffic), never figures for an individual listing.
Messages, NDA and data room
Buyers and sellers can communicate via Sitavo’s messages. A seller can require the buyer to accept a non-disclosure agreement (NDA) before the full information in the listing and the documents in the data room become available. The seller approves or rejects each request.
- If you accept an NDA, you are obliged to keep the information received confidential and to use it only to assess a purchase. The agreement applies between you and the seller; Sitavo is not a party to it.
- Documents in the data room are only available to the seller and to buyers who have been granted access (approved NDA, accepted offer or ongoing deal).
- Do not share passwords in ordinary messages. Use the demo login feature, which encrypts the information and makes it expire automatically.
- Names, emails and phone numbers are only shared when each party chooses to in the conversation. Until then, emails and phone numbers in messages and offer comments are hidden from the recipient. Deals that start on Sitavo are carried out through Sitavo’s messages, offers and deal room.
Advisers
- You can give a Sitavo adviser access to help you with exactly what you choose. The adviser acts from their own account, everything is logged for you, and you can always revoke the access.
- An adviser can never finally accept or reject an offer, sign or approve agreements, pay, change your account or delete your listings — only you can.
- You can grant an adviser a digital power of attorney for specific actions — making, raising and withdrawing offers up to a limit, accepting NDAs and sending counteroffers — for selected or all listings and a limited period. Actions within the power of attorney bind you. You are notified every time, the counterparty can see that the action was taken under a power of attorney, and you can revoke it at any time with immediate effect. Without a power of attorney, the adviser prepares and you approve yourself.
- When an adviser takes part in a deal or writes on a party’s behalf, the counterparty can see it. Each party can have its own advisers in the deal room.
- The agreement on advice and fees is made directly between you and the adviser. Sitavo is not a party to it and is not responsible for the advice. The “Sitavo adviser” badge means that Sitavo has checked identity and CVR — not the quality of the advice.
Offers and agreement
- An offer states a price and may also state a desired takeover date, conditions (e.g. due diligence, financing, accounts or key agreements), a payment structure (e.g. earn-out or vendor financing) and how long the offer is valid (7 days by default, at most 60 days). An offer is valid until it expires, is withdrawn, rejected or replaced by a new one.
- The seller can accept, reject or make a counter-offer. The buyer can accept a counter-offer, make a new offer or withdraw their offer until it has been accepted.
- An accepted offer is an intention, not a purchase agreement. When an offer or counter-offer is accepted, a deal process is created and a letter of intent (LOI) with the agreed terms is drawn up. The letter of intent is not binding — except for confidentiality and any exclusivity, which are both binding on the parties.
- Exclusivity: if the seller has offered exclusivity in a counter-offer and the buyer accepts, the seller may not negotiate or enter into an agreement with other buyers about the project during the stated period (at most 90 days). Other open offers are parked while the deal is ongoing and are only reopened — for everyone at the same time — if the deal is cancelled.
- The agreement is binding once both parties have confirmed it at the agreement step of the deal process (price and what is included) or have signed a purchase agreement. Conditions in the offer also apply to the agreement until they are fulfilled or waived. With “Buy at fixed price”, the buyer confirms the agreement immediately, and it is concluded once the seller has also confirmed.
- Sitavo provides templates for a letter of intent and a purchase agreement. They are standard templates and not legal advice — adapt them to your deal, and preferably have an adviser review them.
- If the agreement is not confirmed or the payment is not registered within the deadlines shown in the deal process, the deal is cancelled automatically. A deal can also be cancelled with a reason and the counterparty’s acceptance — or by Sitavo, e.g. in case of fraud.
Auctions
- The seller can run a bidding round as an auction with a starting bid, bid increment and end date. This is shown clearly on the listing.
- Bids are binding. A bid is an offer to buy at the amount. It cannot be withdrawn while valid. The buyer confirms this with each bid.
- Bids are public. Amount, time and the bidder’s first name and initial are shown on the listing. On discreet listings bidders are shown by number only.
- Ending: if a bid arrives within the last 2 minutes, the auction ends 2 minutes after that bid. The auction ends when 2 minutes pass without a bid.
- Auto-bid: a buyer can set a maximum. Sitavo then automatically places the smallest necessary bid up to the maximum. The maximum is never shown to others. With two equal maximums, the earlier one wins.
- Reserve price: the seller can set a hidden reserve. The listing only shows whether it has been met.
- Hammer-down: when the auction ends, the highest bid automatically becomes a deal if it has met the reserve (or there is none). The buyer has thereby confirmed the agreement, and the seller is obliged to confirm it. If the reserve is not met, the seller is not obliged, but may accept the highest bid while it is valid.
- Next bidder: if the deal falls through after hammer-down (for example because a party does not complete), it automatically passes to the next-highest bid that is still valid and has met the reserve. That bidder is bound by their bid in the same way.
- Acceptance: if the seller accepts a bid from the auction, the buyer has thereby confirmed the agreement, and only the seller’s confirmation is missing.
- Only users with a confirmed email address can bid. Bids of DKK 500,000 or more require a verified identity.
- Breach: if a buyer backs out of a binding bid, or a seller does not confirm an agreement after accepting a bid, Sitavo closes the account. The other party may claim damages, and Sitavo may pass information to the police where fraud is suspected.
Deal process and payment
Sitavo does not handle the payment. In the current version of Sitavo, the buyer pays the seller directly as agreed between the parties, e.g. by bank transfer. Sitavo does not receive, hold or transmit the purchase price and does not offer escrow.
- Agreement: The buyer and the seller confirm the price and contents — or upload a signed purchase agreement.
- Payment: The buyer pays the seller and marks “I have paid”. The seller confirms with “Payment received”.
- Handover: The seller hands over the domain, access credentials, files and documentation and marks each item.
- Approval: The buyer checks the handover and approves. The deal is completed, and the listing is marked as sold.
The markings in the deal process are the parties’ own records and document the process towards the other party. They are not a confirmation from Sitavo that a payment or handover has actually taken place.
Beware of fraud
Never pay before you have seen documentation, and be particularly cautious of requests for payment to foreign accounts, in cryptocurrency or with gift cards. Read our advice on safe trading.
Fees and purchases from Sitavo
- It is free to create an account, contact sellers, make offers and publish listings. There is no limit to how many active listings you can have.
- Sitavo charges no commission, brokerage or success fee on deals — not even when a business is sold. There are no subscriptions for sellers and buyers. Sitavo’s income from sellers and buyers comes solely from optional one-off purchases: listing packages, the deal package and single purchases.
- Listing packages (Visible and Premium) are bought per listing. The deal package (Basic or Plus) is bought per deal once an offer is accepted, and is paid by the buyer, the seller or both with half each. Single purchases (e.g. featured placement, a sale price estimate, the legal package and the DD checklist) are bought individually. Each purchase is paid once and does not renew.
- Free trial package: Sitavo may offer sellers a free trial package (e.g. Premium for 14 days) for one listing. It is activated by the seller within the stated deadline, costs nothing, carries no commitment and does not renew; when the period ends, the listing continues without a package. Sitavo may change or end the offer for new grants; an activated trial package runs to the end of its period.
- Price, duration and contents are shown before you buy, and delivery starts once the payment has gone through. All prices are shown including 25% VAT.
- You buy in three steps: choose an add-on → fill in your details and correct them → pay. The agreement, receipt and invoice are saved under Account → Payment. The agreement is concluded in Danish or English.
- If a listing stops being shown (sold, deleted, paused, expired or removed by Sitavo), front-page and newsletter places that have not started are refunded automatically with a credit note. For business customers — and for consumers after the withdrawal period — featuring or a front-page week that has already started is not refunded (consumers within the period: see «Right of withdrawal»). If Sitavo closes your account without you having breached the terms, we refund the unused part of your purchases.
- The Adviser Plus subscription for advisory firms is described in the partner terms.
Right of withdrawal
If you are a consumer (you buy without a CVR or VAT number), you have a 14-day right of withdrawal under the Danish Consumer Contracts Act (forbrugeraftaleloven) when you buy something from Sitavo. The period runs from the day the purchase is completed (paid).
How to withdraw: use the «Withdraw from purchase» function under Account → Your purchases (the «Withdraw from contract here» button next to the purchase, then «Confirm withdrawal»). You can also send us an unequivocal statement, e.g. the model withdrawal form below, to [email protected]. You meet the deadline if you notify us before the 14 days have passed. You immediately receive an email receipt confirming that we have received your withdrawal.
If you withdraw from a listing package, featured placement or place that has already started, you only pay for the part that has been used; the rest is refunded. One-off deliverables such as the sale price estimate, the legal package and the DD checklist have been fully delivered once they are handed over and can no longer be withdrawn from after that.
The used part is calculated proportionately: for featured placement or a place by the started days of the period, and for a listing package also the parts of the package you have used (weighted by their single-purchase prices). All purchases are activated right after payment, so you can only buy with «Start delivery now».
When you withdraw, the service stops. We refund the amount to the card you paid with no later than 14 days after we have received your withdrawal, and you receive a credit note.
Business customers (purchases with a CVR or VAT number) have no right of withdrawal. For business customers — and for consumers after the withdrawal period — featured placement or a front-page week that is in progress is not refunded.
At payment you accept the terms in one box, and as a consumer you choose in a separate box whether delivery should start now. Your choices are recorded on the order and shown in the receipt email together with this section and the model withdrawal form.
Deals between users are not covered by Sitavo’s right of withdrawal. Whether there is a right of withdrawal towards the seller depends on who the parties are: if a trader sells to a consumer, the Consumer Contracts Act may apply, and it is the seller’s responsibility to provide information about this. Deals between two private individuals or two businesses are as a rule not covered. Each listing shows whether the seller is a “Private seller” or a “Business”. If you buy as a consumer from a private seller, consumer protection (e.g. the right of withdrawal and the right to complain about defects under the Danish Sale of Goods Act) does not apply towards the seller. If you sell as a business, you must fulfil your own obligations towards consumers.
Model withdrawal form
You can use this form if you want to withdraw without the «Withdraw from purchase» function. It is not required — any unequivocal statement is enough.

AI features, estimates and templates
- Features marked with ✦ use artificial intelligence (AI) — e.g. the help chat, reply suggestions, summaries, listing drafts, the sale price estimate and document drafts in the legal package. When you are chatting with an AI or a text has been produced by AI, this is clearly indicated.
- The sale price estimate, key figures, DD checklist, legal package, templates and AI answers are guidance tools — not legal, financial, tax or other advice. They are based on the information available and may be incomplete or wrong. Always check the result and use an adviser before making decisions.
- Sitavo is not liable for decisions you make on the basis of an estimate, a template or an AI answer. If you have paid for a tool that was not delivered as described, we will fix the error or refund the purchase.
Reviews
- When a deal has been completed, the buyer and the seller can review each other once (1–5 stars and a text). Reviews can only be written after a completed deal on Sitavo.
- Reviews must be honest, objective and based on your own experience. You may not offer or receive payment for a review.
- Reviews can be reported. We remove reviews that are unlawful, offensive or obviously not based on the deal, but we do not change their content.
Prohibited use
You may not use Sitavo to:
- provide false, misleading or incomplete information, including invented figures or manipulated screenshots,
- sell something you do not have the right to sell, or something that is illegal (see the guidelines),
- defraud, harass, threaten or send spam to other users,
- collect other users’ information automatically (scraping) or use it for anything other than a specific deal,
- circumvent security measures, rate limits or access controls for data rooms and documents,
- make offers without a genuine intention to buy, or make offers on your own listings.
Violations may lead to listings being removed and the account being restricted, suspended or closed. If we suspect criminal activity, we may report it to the police.
Liability
- Sitavo is not liable for the content of listings, for the projects traded, for the parties’ performance of their agreement or for losses arising in connection with a deal between users.
- We strive to keep Sitavo available and free of errors but cannot guarantee it. We are not liable for service disruptions, loss of data or indirect losses, including operating losses and lost profits.
- Our total liability towards you is limited to the amount you have paid to Sitavo in the 12 months before the damage. The limitation does not apply in cases of intent or gross negligence, nor to the extent that mandatory legislation (e.g. towards consumers) entitles you to more.
- You indemnify Sitavo against third-party claims arising from your content or your breach of these terms.
Intellectual property rights
The Sitavo name, logo, design and software belong to Sitavo. You retain the rights to the content you upload yourself but grant us the licence described under “Listings”. You may not copy or reuse other users’ listings, images or documents without their consent.
Termination and deletion
- You can delete your account at any time under Settings. The deletion takes effect immediately. Your active listings are taken down, and your personal data is anonymised as described in the privacy policy. Information we are required to keep by law (e.g. invoices under the Danish Bookkeeping Act (bogføringsloven)) is kept for the statutory period.
- Before deletion, you can download a copy of your data under Settings → Privacy.
- We may close an account with 30 days’ notice without giving a reason, and immediately if the terms have been materially breached.
- Ongoing deals should be completed before the account is deleted. Deletion does not release you from obligations towards the other party.
Changes to the terms
We may change the terms. All changes to the terms are notified at least 15 days in advance by email; material changes are notified at least 30 days in advance by email and a notification in Sitavo. If you continue to use Sitavo after the changes take effect, you accept the new terms. The date of the most recent change is shown at the top of the page.
Other provisions
- Force majeure: Sitavo is not liable for failure or delay in performance caused by circumstances beyond our control, e.g. outages at suppliers, power failures, attacks on our systems, war, epidemics, strikes or government action.
- Assignment: Sitavo may assign the agreement with you to another company that continues Sitavo — e.g. in a restructuring or a sale. You will be notified, and your rights under the terms and the privacy policy are not affected. You may not assign your account or the agreement to others.
- Partial invalidity: if a provision is invalid, the rest of the terms continue to apply.
- Language: the terms exist in Danish and English. In case of discrepancy, the Danish version prevails.
- Communication: we contact you via the email on your account and via notifications in Sitavo. A message sent to your email is deemed received when it has been sent.
Complaints, governing law and venue
If you have a complaint about Sitavo, write to [email protected] — we will reply as soon as possible. Appeals against Sitavo’s decisions about your content or account (for example a rejected or removed listing or a suspended account) are sent via the link in the email about the decision within 6 months; see the guidelines. Disagreements between buyer and seller must in the first instance be resolved between the parties; Sitavo can help mediate but does not make binding decisions.
If you are a consumer, you can complain about a purchase from Sitavo to the Centre for Complaint Resolution (Center for Klageløsning) under the Danish Board of Appeals (Nævnenes Hus). The terms are governed by Danish law. Disputes are settled by the Danish courts with the City Court of Copenhagen (Københavns Byret) as the court of first instance, unless mandatory rules entitle a consumer to bring proceedings in their home jurisdiction.
