If you already have an agreement with a buyer or seller you found elsewhere — an employee, a family member, a competitor or a contact in your network — you can still use Sitavo for the deal itself. You get a single, time-stamped process with agreement, payment and handover, without the business going on the marketplace. Go to Offers and deals → Deals and choose to invite your buyer or seller. It is free.

As a seller: invite your buyer

  1. Choose one of your listings — or New private deal if the business should not go on the marketplace. You can also start from the listing’s «…» menu.
  2. Enter the buyer’s name and email, the agreed price and, optionally, the takeover date, what is included and a message (up to 2,000 characters).
  3. Review the invitation and send it. The buyer receives an email with a link that is valid for 14 days.

As a buyer: invite the seller

Briefly describe the business (name, category and what is being sold), and enter the seller’s name, email and the agreed price. When the seller accepts, a private listing is created in the seller’s name based on your description. The seller can edit it afterwards and choose which documents the deal should use.

When the invitation is accepted

  • The other party needs an account with a confirmed email address. If they use a different email from the one you invited, they must explicitly confirm that the invitation is meant for them — and you are notified.
  • The deal starts at the Agreement step exactly as after an accepted offer. Then come payment directly from buyer to seller, handover and a completed deal with proof of purchase. See the deal process step by step.
  • If the listing is public, it shows «Under negotiation», and other open offers are parked.

Why use Sitavo when you already agree?

  • Documentation: a single, time-stamped process with agreement, payment and handover that you can both document afterwards — for example to the bank, your accountant or the tax authorities.
  • Agreements at no charge: with Sitavo’s agreements, the purchase agreement, asset list and transfer declaration are filled in automatically with the deal’s details.
  • Instalments: if the business is sold to an employee or family member who pays over time, you can set up a loan agreement in the deal with reminders for each instalment.
  • Handover: a checklist that fits the type of business — from domains and code to lease, staff and stock. See handing over the business.
  • Advisers: you can invite your lawyer or accountant into the deal with exactly the permissions you choose.

If the deal is a succession, also read about tax and business succession — special rules apply to transfers to children and employees, and the price must be defensible to the Danish Tax Agency.

Private deals

A private deal is never shown on the marketplace, in search, in search alerts, in the newsletter or on your profile — only you, the other party and Sitavo can see it. It does not go through review, and nobody else can make offers on it. Private listings cannot be featured or have a listing package either.

Withdraw, resend and expiry

Under Invitations you can see the status, copy a new link, resend the email or withdraw the invitation as long as it has not been answered. A new link replaces the old one. If the other party does not respond within 14 days, the invitation expires and you are notified.

Tips when buyer and seller know each other

  • State the price and what is included precisely in the invitation. What you agreed verbally is easier to disagree about later.
  • Use the market price as a benchmark: a sale price estimate or an accountant’s valuation makes the price easier to defend — including to the tax authorities in deals between related parties.
  • Do due diligence anyway. Even a buyer who knows the business from the inside should review the accounts, contracts and debt. Read the checklist before buying.
  • Agree the transition period: how long will the seller help, and how? This can be set out as handover items and in the plan for the first 90 days.

Sitavo never handles the money — the buyer pays the seller directly. If you do not recognise the sender of an invitation, check the verification badge, and never share passwords or payment details outside the deal. Read How to trade safely.

Frequently asked questions

  • No. The invitation, the deal process and Sitavo’s agreements are free, and Sitavo takes no percentage of the price. Only a deal package with extra documents costs money, if you choose one.

  • Not with a private deal. It is not shown on the marketplace, in search or on your profile, and only you, the other party and Sitavo can see it.

  • For 14 days. You can resend it, copy a new link or withdraw it as long as it has not been answered.

  • Yes. You can set up a loan agreement in the deal with a down payment, interest rate and number of instalments. The payment step then covers the down payment, and the instalments are tracked with reminders.
