Broker valuation or sale price estimate?

A broker valuation is a personal review of the business: accounts, customers, contracts, organisation and market. The broker assesses what buyers in your sector will realistically pay and how a sale could be structured. It makes most sense for larger businesses or when you are considering selling within one to two years.

OverviewIf you just want a first indication, use Sitavo’s sale price estimate.Introduction

If you just want a first indication, use Sitavo’s sale price estimate. It is based on your key figures, sector multiples and — once there are enough of them — completed deals on Sitavo, and it is ready straight away. For a family transfer or other documentation for the Danish Tax Agency, use an accountant.

Prepare for the valuationThe better the material you have ready, the more precise the valuation — whether it is done by a broker or by Sitavo’…Finance

The better the material you have ready, the more precise the valuation — whether it is done by a broker or by Sitavo’s estimate. Gather this before you start:

  • Accounts: the last three annual reports and an up-to-date trial balance for the current year.
  • Normalisations: owner’s salary, one-off costs and private expenses to be added to or deducted from the profit.
  • Customers and contracts: the largest customers, key contracts, the lease and supplier agreements.
  • Organisation: who does what, and which tasks today rest only with you.
  • Your goals: desired price, time horizon and whether you will stay on for a transition period.

Use the key figures sheet to gather the figures, and read the valuation chapter of the seller’s guide.

Frequently asked questions

  • The enquiry through Sitavo is free and without obligation. Brokers typically charge a fee, often a percentage of the sale price and possibly a fixed amount for set-up and sales material. The broker tells you the price before you sign anything.

  • We review your details and contact you — typically within 1–2 working days — to learn more. We then find a broker who specialises in your sector and region. We only share your details with a broker after we have spoken with you.

  • Many smaller businesses and digital projects are sold directly on Sitavo without a broker — creating a listing is free. A broker makes most sense for larger or more complex sales, where valuation, negotiation and discretion matter a lot.

  • It is essentially the same advice, but brokers specialise. A restaurant broker knows about licences, leases and fixtures in the hospitality sector, while a commercial broker often works with businesses that have premises, employees and regular customers.

  • Yes. The details are only used to handle your enquiry and are only shared with a broker with your consent. None of the information is shown publicly on Sitavo.
